NDIS Home Modifications Sydney
NDIS Home Modification Builder for Participants, OTs & Providers
Freedom Building Construction provides practical NDIS home modifications across Sydney, working with NDIS participants, families, Occupational Therapists, Support Coordinators, Plan Managers and other referring professionals where applicable.
We provide accessibility and safety modifications including access ramps, grab rails, handrails, bathroom modifications and other selected home access improvements.
For referred projects, FBC can review available Occupational Therapist recommendations, photos, measurements and approved project requirements to help develop a practical construction scope and quotation.
Our role is to translate the agreed accessibility requirements into a practical building solution that considers the existing property, site conditions and proposed works.
Subject to site conditions and Occupational Therapist requirements where applicable.

NDIS Home Modification Services
Every participant, home and accessibility requirement is different. FBC provides site-specific building solutions based on the proposed modification, client requirements and existing property.
Access Ramps
Custom access ramps can provide an alternative to steps or difficult entry areas for participants using wheelchairs, walkers or other mobility aids.
Depending on the property and approved requirements, ramp solutions may include timber or composite construction, landings, slip-resistant surfaces, stainless steel handrails and edge protection.
Site levels, available space, existing paths, entry points and the required access route all need to be considered when developing a practical ramp solution.

Grab Rails
Grab rails can provide additional support in bathrooms, toilets, showers and other areas of the home.
Suitable positioning, fixing locations and existing wall construction need to be considered as part of the installation.
Where an Occupational Therapist has specified rail locations or configurations, FBC can review those recommendations as part of the quotation and installation process.

Handrails
Internal and external handrails can provide additional support when using stairs, pathways, ramps or other changes in level around the home.
FBC installs stainless steel and other appropriate handrail solutions depending on the approved project requirements and site conditions.

Bathroom Modifications
Depending on the participant's requirements and approved scope, bathroom modifications may include grab rails, shower access improvements, handheld showers, tapware changes, toilet support solutions and more extensive bathroom modifications.
Bathroom modifications need to take account of the existing bathroom construction, proposed scope, access requirements and Occupational Therapist recommendations where applicable.

Working With Occupational Therapists & NDIS Referring Professionals
NDIS home modification projects may involve several people, including the participant, family, Occupational Therapist, Support Coordinator, Plan Manager and other relevant providers.
FBC's role is to provide the building knowledge required to translate the agreed accessibility requirements into a practical construction solution.
We can work from information including:
- Occupational Therapist reports and recommendations
- Participant and family requirements
- Provider or Support Coordinator referrals
- Photos and measurements
- Approved project scopes
- Existing property and site conditions
Where clarification is required, FBC can communicate with the relevant referring professional about construction matters before the scope is finalised.
The Occupational Therapist's Role
FBC does not replace the Occupational Therapist's clinical assessment or recommendation role.
Where an OT is involved, their recommendations help establish the participant's functional and accessibility requirements.
FBC's Role as the Builder
FBC assesses how the proposed modification can be practically constructed within the existing property.
This can include consideration of site constraints, structural conditions, access, materials, installation requirements and buildability.
Our role is to provide the construction assessment, quotation and building services required for the approved home modification.
How the NDIS Home Modification Process Works With FBC
The exact funding and approval process can vary between participants and projects. From the construction side, FBC's typical process is:
1. Send the Enquiry or Referral
Send us the participant's details, requested modification, site photos and any available OT report, recommendations or approved scope.
2. FBC Reviews the Project
We review the proposed works, available information and likely construction requirements.
Straightforward modifications may be assessed initially from clear photos, measurements and documentation.
More complex ramps, bathrooms or other substantial home modifications may require a site inspection.
3. Construction Scope & Quote
FBC prepares a quotation based on the requested works, available site information and relevant OT or project requirements.
Where necessary, construction questions can be clarified with the participant or referring professional before the scope is finalised.
4. Approval to Proceed
The quotation and supporting information can proceed through the participant's applicable NDIS funding and approval arrangements.
FBC does not determine NDIS eligibility, funding availability or approval.
5. Works Scheduled
Once FBC receives the appropriate approval to proceed, the work can be scheduled with the participant and relevant parties.
6. Construction & Completion
FBC completes the approved building works, with completion photos or other agreed construction documentation available where required.

Real NDIS & Accessibility Projects Across Sydney
Real completed projects demonstrate how different accessibility requirements and existing properties can require very different construction solutions.
Kellyville – NDIS Access Ramp & Home Modification
An NDIS participant in Kellyville was experiencing difficulty safely accessing the front entrance because of the existing steps.
Following an Occupational Therapist's assessment, FBC completed a purpose-built access solution including:
- Custom access ramp
- Slip-resistant composite decking
- 316 stainless steel handrails
- Edge protection
The project was developed around the participant's access requirements, Occupational Therapist recommendations, approved project requirements and existing site conditions.
The completed modification provided the participant with safer and easier access to the home.

Lindfield – Custom Access Ramp
A Lindfield property presented a challenging access situation because the home was positioned below street level and the original entrance required the client and carer to negotiate multiple sets of stairs.
FBC worked with the client's Occupational Therapist to develop a custom access ramp solution around the site's existing levels, available space and access requirements.
Although this project is presented as a broader accessibility home modification rather than an NDIS-specific case study, it demonstrates how FBC approaches complex site conditions and OT-recommended access solutions.
